Atlas Partners, LLC is a 14 year-old real estate consulting company specializing in the monetization of real estate assets. Our principals, with in excess of 65 years of commercial real estate experience, address the real estate problems faced by asset-based lenders, turnaround consultants, bankruptcy and workout attorneys and corporations with restructuring needs.  We have sold more than 6 million square feet receiving a total consideration in excess of $59 million. We are also a direct lender on real estate for operating businesses.

These challenges take many forms but typically require a property or portfolio evaluation to determine not only market value, but also value within the client’s overall operating structure.  Assignments usually involve making specific recommendations regarding real estate holdings and, in most cases, executing a plan of action that maximizes the return to the client and/or user. We have reviewed in excess of 135 appraisals for our lender clients.

Atlas Partners has developed a national practice to assist users of space in workouts, turnarounds, receiverships and the disposition of properties that are surplus to operating needs or that may be collateral for a first mortgage.

With a great number of national clients, we are able to value both fee simple and leasehold estates, determine appropriate commissions and fees, and arrive at a suitable marketing program and schedule.  As a single point of contact, Atlas Partners frequently operates as vice president of real estate for the space user, serving in an advisory capacity to coordinate all real estate activities.

At Atlas Partners, we believe in single-source reporting to our clients.  We are a company of skilled professionals. We typically work with local knowledgeable real estate professionals who have input on local market conditions. Our “best in class” business model means we are not burdened by exclusive contractual relationships or conflicts of interest in this business.  This is in stark contrast to most real estate consultants, who complement their services with ownership positions in income-generating real estate activities.

Atlas Partners assists our clients by becoming the single-point-of-contact to implement an action plan that can address a company’s real estate obligations in the shortest time-frame reasonably possible, which can include sale of assets, lease renegotiation, and the provision of new real estate capital. Third party strategic advisory services are our exclusive business – we are never in the market as a principal.

We have a related company that provides first mortgages for our clients, permitting them to monetize real estate holdings to facilitate a recapitalization or provide working capital in order to execute a turnaround or restructuring.  These are pure asset-based loans and do not require financial covenants, personal guarantees or liens on non real estate assets. The loans are interest only, thereby reducing the demands on cash flow to service the loans.
